• What is not working in the existing property?

• What would make the completed project successful for you?

2. Gather the Available Site Information

The site is one of the most important influences on an architectural project. Its location, orientation, dimensions, surrounding context and planning controls all shape what may be possible.

If available, bring the following information to your first meeting:

• The property address

• Information about easements, covenants or rights of way
• Previous approvals or correspondence with council

Do not worry if you do not have all these documents. An architect can advise which information is required and assist in identifying the relevant planning and site constraints.

Even a property address can provide a useful starting point for an initial discussion.

3. Consider a Realistic Budget Range

Budget is an essential part of the design conversation.

You are not expected to know the exact construction cost at the first meeting. However, providing an honest and realistic budget range helps the architect understand the appropriate scale, complexity and design strategy for the project.

4. Think About Your Preferred Timeline

If there is a particular deadline influencing the project, let your architect know at the beginning.

This might include a planned move, the expiry of a lease, a property settlement, financing requirements, family circumstances or a target construction date.

Architectural projects generally move through several stages, which may include feasibility assessment, concept design, planning approval, detailed documentation, consultant coordination, tendering and construction.

The time required will vary depending on the site, project type, approval pathway and level of complexity. Discussing your preferred timeline early allows the architect to explain what may be achievable and identify any important time constraints.

5. Prepare a Preliminary List of Spaces

A simple list of the rooms and functions you require can be very helpful.

For a residential project, this might include:

• Number of bedrooms and bathrooms
• Living, dining and kitchen requirements
• Home office or study areas

• Outdoor living spaces

• Accessibility or future-living considerations

Try to think beyond the number of rooms and consider how you would like to use them.

Before the meeting, consider which outcomes matter most to you.

This time, we are pleased to present a contemporary residence located in North Willoughby, successfully approved through the CDC pathway.

The project is distinguished by its flowing curved design language. From the exterior, curved balconies, rounded corners, and the use of natural stone create a modern architectural expression that feels both refined and inviting. These elements soften the overall form while adding visual depth and character.

The interior is thoughtfully designed around family living. A double-height living area, combined with expansive glazing, allows abundant natural light to fill the space and enhances the sense of openness. The seamless connection between the living, dining, and kitchen areas encourages natural interaction and supports everyday family life.

Materiality plays a key role in the design. Natural stone, timber finishes, and metal accents are carefully combined to create a sophisticated and timeless interior. A monolithic green natural stone island serves as the focal point of the kitchen and communal living space. Curved walls and carefully integrated lighting details echo the architectural language of the exterior, ensuring a cohesive and harmonious design throughout.

At the rear of the home, large floor-to-ceiling glass openings connect the interior with the outdoor living areas. The terrace, swimming pool, and open-plan living spaces work together to create a continuous experience, allowing indoor and outdoor environments to blend naturally.

For contemporary residential design, our focus extends beyond aesthetics to the overall living experience. From spatial planning and daylight optimisation to material selection, every detail is carefully considered around the practical needs of the residents. The result is a home that balances functionality, comfort, and enduring design quality.

This system includes modular building components, bomb shelters, and the integration of diverse uses at the ground level as integral components of the intervention. Furthermore, the system is designed to provide solutions for the reconstruction of severely damaged buildings, ensuring they embody a refreshed yet distinctly local architectural identity.
